Soiled render facade with dark marks needing professional cleaning

Render & ETICS facade cleaning.

Algae, moss, black staining. The right method depends on your substrate and the type of soiling. On-site assessment, VCA-certified technicians, no destructive high pressure on your insulation.

Assessment

Why your render turns green or black.

Choosing the method isn’t a matter of preference. It depends on the colour and age of the soiling. The wrong diagnosis means a treatment that doesn’t work, or worse, a damaged substrate.

Green, recent

Algae, cyanobacteria

Caused by persistent damp, often on facades that get little sun (north-facing). The most common case in Belgium.

Black, ingrained

Pollution, established mould

Long-term exposure, sometimes made worse by poor drainage or gutters.

Mixed

Several areas, several causes

Green north facade, black south facade. One building can need an area-by-area assessment.

Chalking

This isn’t soiling

Render that rubs off when touched has reached the end of its life. No cleaning will give a lasting result. It’s time to think about renovation, and we’ll tell you so honestly.

The substrate matters as much as the soiling

ETICS or solid masonry, not the same treatment.

An ETICS system (external insulation under render) has a thin finish of 2 to 4 mm on insulation that is much softer than solid masonry. Pressure and mechanical action must be adapted to each substrate, never standard from one job to the next.

SubstrateCharacteristicsWhat it means for cleaning
Render on ETICSThin finish on soft insulation (EPS, mineral wool)No uncontrolled direct high pressure, risk of puncturing or detachment
Mineral renderLime, silicate, on solid masonryTolerates moderate pressure better, but is sensitive to acids and discolouration
Acrylic or silicone renderSolid masonry, low-porosity finishWater resistant but holds greasy dirt, avoid strong solvents
Our methods

Two techniques, one rule. Never blind high pressure.

Our procedures draw among others on the work of Buildwise (the Belgian construction research centre), including the Clean.ETICS project on biological cleaning of insulated facades.

Method 1

Gentle biochemical cleaning (softwashing)

For green, surface biological soiling, the most common case on render in Belgium. A suitable product is sprayed at very low pressure, left to work, then lightly rinsed. The chemistry kills the micro-organisms at the root, not mechanical force.

  • Pressure of 2.8 to 13.8 bar, well below the 100 to 200 bar of a standard pressure washer
  • No mechanical impact on the finish
  • Result sometimes only visible after a few days, while the product finishes working
Method 2

Controlled thermal & mechanical cleaning

For dark, ingrained or greasy soiling, or as a pre-treatment when softwashing alone isn’t enough. Hot water loosens organic dirt, moderate calibrated pressure does the rest, never exceeding the limit of the substrate.

  • Pressure always tested on a small area before the full treatment
  • Nozzle always moving, never held on one spot
  • A good complement to a preventive water-repellent treatment
Guide prices

A ballpark figure before your detailed quote.

MethodUseGuide price
Gentle biochemical cleaningGreen soiling, algae, recent moss€8 to €15 per mΒ²
Controlled thermal & mechanical cleaningBlack, ingrained or greasy soiling€12 to €22 per mΒ²

These figures are indicative and reflect typical prices on the Belgian market. The exact price depends on the actual area, the substrate (ETICS or solid masonry), the type and age of the soiling and access to the facade. A free on-site assessment lets us give you an accurate quote, with no surprises.
How we work

How a job goes.

01AssessmentSubstrate, type of soiling, cohesion test to rule out chalking.
02Test on a small areaAbout 1 mΒ², validated before we tackle the whole facade.
03Protecting the surroundingsJoinery, plants, ground and vehicles are always covered.
04TreatmentMethod 1 or 2 depending on the assessment, never standard from one job to the next.
05Rinsing & water drainageRinsing suited to the method, proper drainage of run-off water.

Frequently asked questions

Everything you need to know before you call.

Does a pressure washer damage ETICS render?+
Yes, if the pressure isn’t adapted. An ETICS system has a thin finish on soft insulation. Standard high pressure (100 to 200 bar) can puncture it or make it come away. We always assess the substrate first.
How much does render cleaning cost per mΒ²?+
As a guide, allow €8 to €15 per mΒ² for gentle biochemical cleaning and €12 to €22 per mΒ² for controlled thermal and mechanical treatment. The exact price depends on the area, the substrate and access, and is set after a free assessment.
Why is my render turning green or black?+
Green usually comes from algae thriving on damp, low-sun facades. Black is often due to air pollution and long-established mould.
My render rubs off when touched (chalking). Will cleaning fix it?+
No. Chalking means the coating has reached the end of its life, not that it’s dirty. No cleaning will give a lasting result. Renovation is the better option, and we’ll tell you so honestly.
Do you use approved biocides?+
Yes. Biocides are regulated in Belgium by the Royal Decree of 8 May 2014. We always check their regulatory status before use.
How long until you see the result?+
With gentle biochemical cleaning, some products keep working for a few days after our visit. With thermal and mechanical treatment, you see the result immediately.
